You called for a couple of quotes and got two different answers about how the work would be done. One company talked about hot water extraction and deep steam. The other said low-moisture and mentioned drying in an hour. Both sounded confident, and neither explained what the difference means for your floor.
It's a fair thing to be confused about. We get asked this constantly by La Vergne homeowners, from the big established streets in Lake Forest Estates to Heritage Valley and out toward Carothers Crossing. So here's the plain comparison, including where each method genuinely has an edge.
How hot water extraction works
Steam cleaning is the name everyone uses, though there isn't much actual steam involved. The technical name is hot water extraction, and the process is roughly what it sounds like.
A machine heats water, mixes in detergent, and forces the mixture down into the carpet under pressure. That loosens the soil. Then a powerful vacuum runs over the same area and pulls the water back out, carrying the dirt with it.
When it's done well by someone who takes their time, it cleans. Nobody serious argues otherwise. The method has been around for decades because the basic idea is sound.
Where the water becomes the problem
The catch is volume, and it's a bigger catch than most people realize.
On a normally soiled floor, a truck-mounted unit is putting a lot of water into your carpet. On a heavily soiled one it climbs sharply. A cleaner once summed up a single job to us with a line that stuck: "This carpet drank 90 gallons of water."
The recovery vacuum is good. It isn't perfect. Whatever it can't pull back sinks past the fibers into the padding, and sometimes into the subfloor below that. The carpet on top feels dry to your hand within a few hours because air moves across it. The padding underneath can stay wet for two or three days.
That trapped moisture is the source of nearly every complaint people have after a cleaning. It's where the sour, wet-sock smell comes from a few days later, because damp padding in the dark is exactly the environment mildew wants. How low-moisture is different
The low-moisture approach starts from a different premise. Instead of flooding the carpet and trying to recover the water, it uses a small fraction of the water to begin with, so there's very little to get back out.
The cleaning happens at the fiber level with a machine that works the solution through the pile and lifts soil into an absorbent pad. The padding underneath never gets saturated, because the water never reaches it in any volume.
What you notice is the timeline. Carpets are typically dry in about an hour or two. You can put the furniture back the same afternoon, let the dog back in the room, and stop rearranging your day around a wet floor.
The quieter benefit is what doesn't happen afterward. No damp padding means no mildew smell three days later. No soaking means no risk to the backing. And our process is chemical-free and fragrance-free, so nothing is left in the fibers to grab dirt or to bother anyone in the house with allergies.
Being fair about the tradeoff
Low-moisture is not magic, and it's worth saying where extraction has a case. For a commercial floor that has gone years without attention, or carpet with heavy embedded grease, a skilled operator with a truck-mount and the patience to do multiple recovery passes can pull out volume that a low-moisture pass won't match in one visit.
For a house, that scenario is rare. Most residential carpet is dealing with foot traffic, pet dander, food spills, and Middle Tennessee dust. Low-moisture handles all of that, and it does it without the drying window that causes the problems above.
One thing we clear up regularly, because it comes up in comparisons: the dirty water pulled out of a carpet never runs clear, no matter the method. Carpet holds microscopic dirt, skin cells, and hair. Some color in the recovery water is normal and it isn't a measure of anything. Whether the carpet is clean and how fast you can use the room again are the measures that matter.
